1% - If you find the buyer and we perform all the listed items in our FSBO Program.
 
2% - If we find the buyer and perform all the listed items in the FSBO Program.
 
4.8% - If you chose the Full Service Brokerage.
 
 
Full Service Brokerage 
 
*Seek assistance from other brokerage firms by submitting
 your house to the Multiple Listing Service, (MLS) And IRES.
 
*Submit to appear on Realtor.com and ColoProperty.com.
 
*Submit to appear on 100's of property information
 exchanges nationwide.
 
*Additional Marketing Services such as Open Houses,
 Direct Mail,  Yard Signage, Newspaper ads,
 and Brochures.
 
*Facilitate negotiations between buyer and seller.
 
*Obtain current mortgage pay-off information.
 
*Acquire homeowner's association information including
 dues, assessments, financials, budget, covenants, conditions
 and restrictions.
 
*Perform pre-title data search to determine title status
  Obtain existing contracts, warranties or leases
  pertaining to the property.
 
*Contact 1031 Exchange facilitator (if applicable)
 
*Obtain, review and route all contract documents.
 
*Order title commitment and route to all parties.
 
*Coordinate inspection, appraisal, closing, etc.
 
*Obtain invoices or documents of expenses to
  be paid at closing.
 
*Organize any mailing such as powers of attorney,
  affidavits, etc.
 
*Review title commitments and assist in correction
  of any discrepancies.
